Compare dated quotations for actual offered homes. Record what is included, what is separate and when each payment is expected.
Put the apartment identity at the top
A starting-price headline can help you decide whether to enquire. It does not explain the full amount for a specific apartment. Before comparing two offers, record the project, phase, tower, floor, unit number and quoted area definition on each cost sheet.
For a shortlist such as Neopolis and Ayana, request quotations dated close together. If the offered home changes, ask for a revised sheet instead of assuming that the earlier total still applies.
Ask the same questions of every quote
| Line to clarify | Question for the team |
|---|---|
| Base consideration | Which unit and area basis does this cover? |
| Floor or view premium | Is there a separate premium for this offered home? |
| Parking | What allocation and terms are included? |
| Maintenance and deposits | What is collected, for which period and on what basis? |
| Applicable statutory charges | Which are included, estimated or payable separately? |
| Brokerage, if any | Who pays it, how is it calculated and when is it due? |
This is a clarification checklist, not a statement that every charge applies to every transaction. Obtain the applicable amounts and explanations in writing.

Request a comparisonSeparate the total from payment timing
Two offers with a similar stated total can have different payment schedules. Ask for the date or milestone attached to each payment and the conditions under which the quote remains valid.
Identify which amounts are estimates and which are fixed in the offered documents. Ask how a change to the selected unit would affect the quote. Keep the latest revision so that a message, brochure and cost sheet are not treated as interchangeable records.
Distinguish new inventory from an independently offered home
When checking an established community such as Dream Acres or Dream Gardens, use the actual owner’s offer and confirmed availability. An old developer launch price is not a current resale quotation.
Record included fixtures, the expected condition at handover and any work you intend to undertake. Compare these practical commitments alongside the price instead of treating a lower headline as a complete answer.
Use Perfect Neighbourhood’s project catalogue to discover alternatives, then request a matching set of current documents for the homes you genuinely want to compare.
Common questions
Is the advertised starting price the complete cost of my home?
Not necessarily. Request a unit-specific, itemised quotation and clarify which amounts are included or separate.
Does this checklist calculate taxes or transaction costs?
No. It organises questions for the relevant offer. Obtain the applicable calculations and advice for your transaction.
